Fairmount Avenue Flats

This 45 unit apartment building is reflective of both its immediate surroundings and the changing social fabric of the neighborhood. Clad in brick to reference older buildings in the area, the new 5-story building will offer fully modern residences and amenities for professionals and small families.

As the neighborhood, just steps from El Cerrito BART, has rapidly grown into a “town center,” the building is designed to enhance the pedestrian experience by providing two commercial spaces along primary Fairmount Ave. Each space has been designed with food service tenants in mind.

To add visual interest at the corner, early studies considered a corner tower element rising above the roofline. In the final design the tower height is reduced, and the glazing is wrapped around the corner to provide 180 degree views for the corner unit residents.

To create community and promote engagement with the outdoors, the building offers to two large terraces – a private terrace on the second floor and a roof deck with views of San Francisco and Marin.
